Project Description: 17 Close Care Apartments & Office
Our appointment was to build a part two and three storey block of flats, also incorporating a small ground floor office reception.
The site occupied one end of a partly underutilised carpark bordered by Hick Lane, Bradford Road and a range of small business units.
The site was accessed off Bradford Road and through a tight narrow restricted access, shared with existing car park users.
During the initial site strip, we unearthed underground structures which were not compliant with the Soil Investigation report, huge large blocks of sandstone and remnants of a former Mill had simply been covered over, leaving our Engineer to re-appraise the foundation design.
The foundations were changed from strip to piled, complete with ground beams.
The main superstructure comprised of a traditional construction, blockwork inner leaf, cavity and artificial stonework to most elevations, however on the rear three storey elevations, a Black coloured Marley Cedral cladding was used.
The roof had a steep pitches which tested the roofers and down the buildings centre, an area of flat roofing was necessary.
The flats were all self-contained (hall, bathroom, bedroom, kitchen/lounge) fully decorated and with floors covered in carpet or wet rooms finished in wood effect vinyl.
